What is a site plan?

Typically, the site plan is the roof plan of the building along with site boundaries and abutting neighbourhood, when viewed from above all the floors of the said building.

Why do we need a site plan?

Site Plan facilitates the building officials to check the proposed structures against the local building and zoning codes(in other words Development Control Rules) and guarantees that any local services (like electrical lines, sewers, roads, water supply, and emergency services) meet the standard for what is being developed. Site plans show the relationship of the proposed building to its surroundings. Site plans help us identify the potential existing site conditions with respect to the proposal. In short site plan is the key drawing for every other drawing in the design set.

What are the details to be shown in a site plan to serve its purpose?

The site plan is used for fetching the following data. Hence it is important to incorporate the same in the site plan.

• To illustrate the building foot print-The prime intension of the site plan is to position the proposed building foot print with respect to the site boundaries (and site contours, if any) and existing buildings within the site premise. There must be dimensions to boundaries from existing and proposed buildings, clear indication of rights of way, position of trees, hard surfaced areas and any proposed fencing or walls. The proposed site has to be marked in bold outline (usually red in colour) along with the adjacent relevant buildings (approx.). The Plan should show the abutting road and their widths. The drawing should be in an appropriate scale with clear demarcation of the north point.


• To understand the Access ways-It is mandatory for the site plan to show the means of access to the site. It is imperative to show the different entries and exits for different purposes namely Vehicular, Pedestrian, Emergency and Services. The plan must show the routes taken by every type of vehicle from the entry and how they enter the corresponding spaces inside the building.


• To locate the site facilities-The site plan is the key plan that contains the location of all the site facilities like security check points and cabins, on-site parking, driveways and walkways, site utilities such as electrical transformers/mains, rain water collection area, sewage manholes, STP, storm water drainage and the proposed uses for the open spaces like OSR, Children’s play area, play grounds and play fields, emergency assembly area, swimming pool with deck and patios etc.


• To study the Site Landscape-It is best to indicate existing and proposed landscaping, which should take care of erosion and runoff controls. The drawing can also show the important view points of the interesting areas in & around the site.
